Looking for the following:

Type of opportunity:

Sale (Owner Financed), Lease (1 to 5 Years), Lease (5+ Years), Lease with Option to Buy, Incubator / Mentored Lease, Business Partnership, Employment with Transfer. More info: Current farmer of 130 acres in Rutherford County. I raise Black Angus and Registered Highland cattle, Kune Kune pigs and berkshire/yorkshire cross hogs, egg layers and meat chickens/turkeys/ducks. Cattle and chickens are rotated daily, layers are free range, pigs and hogs are rotated weekly. I have a decade of farming experience here on the farm. I am looking to purchase a farm in the Rutherford/Polk/Cleveland County area with owner financing to expand our current enterprises. My brother does produce and could use more space, as could I for livestock. Open to any number of creative financing options. I have real estate experience, so I can help develop a plan if need be.

Equipment & infrastructure:

Barn, Fencing, Well / Pond / Other water source, Livestock facilities, Farmer housing, Farm equipment, Cold storage (cooler/freezer). More info: Housing is relatively important. I have a wife and four kids, so we do need a home! Renovation is ok, we can take it on one room at a time. We are looking for a home that we can stay in for good though, moving with kids is no fun! So preferably at least a 4 bedroom. I understand this may not be possible, it is not a deal breaker. Permanent perimeter and crossfencing would be awesome, but can also be worked out if need be. A tractor and/or a watering source is a must.

Cattle (Dairy/Beef), Hay or pasture, Hogs, Orchard, Poultry (Broiler/Layer), Sheep/Goat (Dairy/Meat), Vegetable production, Vineyard.

Production goals:

Cattle (Dairy/Beef), Hay or pasture, Hogs, Orchard, Poultry (Broiler/Layer), Sheep/Goat (Dairy/Meat), Vineyard. More info: I will be rotating cattle daily to new paddocks, followed by goats or sheep and then by layers and meat birds. My goals are to produce clean, healthy meats while maintaining livestock health without the use of medications, and healing and cleansing the land to improve forage production and reduce waste/erosion.

Personal experience and production goals summary:

I currently live on our 130 acre family farm. I am the livestock manager. I grew up here on the same farm, and my father always had cattle and sheep, as well as gardens. My brother quit his job about ten years ago and decided to take on a produce operation on my fathers farm, as my father had retired from farming and the farm was not producing any income. I worked on the farm helping my brother and father for years and the finally talked my father into allowing me to bring livestock back to the farm.

 

I now raise black angus and highland cattle, kune kune pigs and meat hogs, egg layers and a variety of poultry for meat. I am also planning to add grass fed lamb and rabbit to the list soon. 

 

We would like to find a farm to purchase with owner financing in the area we currently live, because we want it to be an extension of our current business, and we want to keep the kids in their current school. We DO prefer housing on site, as it is necessary to keep a steady eye on the livestock. We are ok with renovations, we can tackle one room at a time and transform the home over time. Open to many different creative finance options from owner financing to lease options, contract for deed, profit shares etc. I have real estate experience and can assist in negotiating a creative finance contract and have my friend who is an attorney draft it.
