Property Description

Two brothers (and families) own approximately 245 acres in southwest Buncombe County in the Hominy Valley area of Enka-Candler about 4 mi from Asheville city limits and 14 mi from downtown Asheville. Much of the property has been in the family since the mid-1800s, and one farm house on the property dates to 1896. In the 19th and early 20th century the property was used as a typical subsistence farm, with cattle, horse, hogs and other farm animals and substantial parts in corn, wheat, vegetable gardens, tobacco and hay. In the 1940s and early 1950s part of it was a turkey farm. Through the 1960 and 1970s we had cattle, corn, tobacco and other crops. Most recently it is managed timberland with about 20 acres of hay fields (mostly orchard grass and timothy), plus gardens and a small beeyard (four hives). In recent years, the property has been kept organic, but it is not organic-certified. Based on soil tests, most of the fields need liming and (organic) phosphate and nitrogen, depending on crops and usage. There is more than 1/2 mile of paved secondary road frontage on each side of Beaverdam Road plus part of Wise Road. The property runs from the ridge line with elevations up to about 4,500 feet (a section joins Pisgah National Forest) to Beaverdam Creek at around 2100 feet, which runs for about 1/2 mile on one side of the property. Old logging roads provide access to a good part of the forested area, which is Buncombe County's Land Use program. The estimates of acreage of different kinds are just that -- estimates. Some areas would need to be cleared. There are four houses on the property, either used by the owners or rented. Also on the property are two old barns in fair to good shape, a two-car garage and a three-stall livestock or chicken shed. There are two wells on the property, along with several springs, plus two small streams and one sizable creek, Beaverdam Creek, which is a clean, strong-flowing creek with some trout and suitable as an irrigation source. Much of the property, including forested areas consisting of around 180 to 200 acres, formerly was fenced, but nearly all of these fences are now gone or are not functional. We are open to all sorts of options for the property, from short and long-term leases to possible partnerships. We could consider cattle, goats, sheep and other farm animal production, vegetable and herb farming, specialty production such as for hops, barley, heirloom vegetables and fruits, antique apples and other vintage/heirloom or specialty crops, chickens, turkeys and other poultry, vineyards and orchards, and other. We want to keep the property natural and organic. Our main goals are to minimize our maintenance time and cost while improving the appearance of the property and making at least portions of it more productive as farmland. We are willing to lease portions ranging from around 2 acres to nearly the entire property (except for houses). Four houses (three recently renovated), one garage, two barns, one silo, one livestock shed/poultry house. We have an old 1973 Massey-Ferguson 35 tractor with bush hog, plow, harrow and fork attachments. Currently, houses are lived in or used as rentals by property owners.

The property is mostly in forest. We have a managed timber program with surveys done by registered foresters. Besides gardens and a small bee yard, most of the open land is now used for hay. The bottom land, especially along Beaverdam Creek, is suitable for high-quality vegetable and other production. Soil tests have been done. The soils can be seen on Buncombe County's soil maps.

Currently, the limited farm uses are done organically, a policy that dates back at least 10 years, although we have not sought organic certification. We do not allow herbicide or other chemical spraying and use organic or natural soil amendments where possible. In the past, the property was used for subsistence farming. In the 1940s and early 1950s, part of the property operated as a commercial turkey farm, with two turkey houses (now gone) and fenced free-range turkey fields. During this time, through the 1970s, there were also cattle, horses and other farm animals on the property.

Conservation easements or other protection programs

While the property is not currently under a conservation easement, we are pursuing this as a possibility, through two conservancy programs. The property also is in the voluntary Buncombe County Farmland Preservation program. The forested area is in the NC Land Use program, with regular surveys by registered foresters.
