Property Description

This tract has 14 acres of pasture that we are looking to rent for regenerative grazing. The pasture was farmed as cropland for over 50 years until we purchased it in 2021. We are looking to slowly build our farm with regenerative/permaculture models in mind. In spring of 2022, we no-till drilled all 14 acres with a pasture mix containing orchard grass, fescue, timothy, and alfalfa. We haven't sprayed for weeds, but we have mowed the fields several times a year to reduce their growth. We are looking for a farmer (or farmers)to use rotational grazing with their livestock on our property to continue building soil fertility and improve pasture/hay quality. We are very open to helping work toward that goal together with our combined resources. Currently, we live in Durham and commute to the farm property near Roxboro to keep up with maintenance and production. The property is in the Flat River watershed, so we have a creek that runs through the property (in the forest) that feeds the Flat River. There is no well on the property, but it is in our plans to drill a well and finish our access driveway this year. No fencing is present on the property as of right now. In addition to the hay fields, we do have honey bees and a flower patch that we are actively farming this year, with plans to plant an orchard, so we can make arrangements to ensure the animals are not near the bees, young trees, or cut flowers. We believe grazing animals are a critical component to maintaining healthy soils and pasture, so we are excited to lease to farmers with similar goals in mind. We'd like to lease this land on an annual basis for a farmer looking to rotationally graze their livestock (preferably sheep or cattle). After the first year, then we may be open to longer lease agreements or a business partnership.

We currently have a John Deere 5045E tractor with a hydraulic bucket and 3 point hitch assembly, a box blade, and a bush hog on the property that we use for grading, hauling, mowing, and any other heavy work we need done. We do have a creek that runs through the property, but we intend to put a well on the property this year.
