Cary-based individual seeking small land lease to start a low-impact container mushroom project. No permanent structures

I am exploring a small, low-impact agricultural project focused on container-based mushroom cultivation. This would be a pilot setup using a single enclosed container placed outdoors, with no permanent structures and minimal land disturbance. The goal is to learn, test feasibility, and grow responsibly at a small scale. This is not my primary income and would represent less than 20% of my income. I am open to flexible lease terms and committed to maintaining the land respectfully.

  • Well / Pond / Other water source

Equipment and infrastructure details

I do not require existing farm structures. The project will use a self-contained grow container. Basic water access (hose or nearby water source) is preferred. Electricity is optional and can be handled independently if needed. No permanent infrastructure or modifications to the property are required.

  • Lease (1 to 5 Years)

Opportunity details

I am seeking a small land lease for 1–5 years to pilot a low-impact, container-based mushroom cultivation project. The setup is temporary, fully removable, and requires minimal land area. Lease terms can be flexible, and I am open to working with the landowner to ensure the arrangement is mutually beneficial and low risk.

  • Biodynamic

Practices details

My goal is to use low-impact, contained farming practices suitable for a small pilot project. Mushroom cultivation would be done in a single enclosed container placed outdoors, with no soil disturbance, chemicals, or runoff. The setup would be clean, quiet, and fully removable. Emphasis is on learning, responsible land use, and maintaining the property in good condition. Practices will prioritize cleanliness, minimal footprint, and respect for surrounding land and operations.

  • Woodlot or forest products

Goals details

My plan is to start a small, pilot-scale mushroom cultivation project using a single enclosed container placed outdoors. Mushrooms will be grown on wood-based substrates, making this suitable for forest or woodlot settings. The setup will be low-impact, with no soil disturbance, chemicals, or permanent structures. This is an early learning and feasibility phase, with an emphasis on responsible land use, cleanliness, and maintaining the property in good condition. The container can be removed at any time, and lease terms can be flexible.
