18 combined acres. I maintain and manage a small/hobby farm with my family. The additonal 10 is mostly hay/mixed wooded. Would not be difficult to clear.
Property features
Feature details
Property is fully fenced with wire fencing. There is a well and power to the property you could use responsibly if needed. There is also a large barn you could use part of to store feed and equipment. The fencing needs to be cleared and tightened with some post probably needing replaced. The land could use clearing from large brushes/trees to expand the amount of usable land. In exchange for clearing the fence and property you could maintain a 3-5 year lease on the hay field.
Current production on farm
Production details
Current production is a hay field but it is filled with weeds and brush. For pure hay you would need to clear/maintain the land.

Opportunity details
$85/Acre. This is our family/hobby farm. We maintain about 8 acres of land where our goats/chickens/dogs and kids live and play. We have an additional 10 acres of mixed hay and some trees/shrubs mostly cleared land for rent. Either for crops or for pasture. The entire 18 acre property is fenced but there is nothing separating my homestead from the other land. You could build your own pastures if needed. We are mainly looking for someone to lease the land to clear and cut/bale hay. In its current state our neighbor has gotten about 25 bales per cut. With the it being cleared you could see 50 bales.
Additionally there is a large barn that you can have a section in for storing equipment and feed
